About Sama Heights
Sama Heights is an off-plan residential building in the Al Arabia area of Hurghada, developed by Sama Hurghada Developments. Building A is the first phase. It is the only project in this group that is actively marketed for sale with a published unit schedule, which makes it the one where prices and sizes can be stated with a source. Unlike the architect’s other recent Hurghada work, Sama Heights is a conventional residential scheme aimed at the mid-market: studios through three bedrooms, with a unit schedule that runs from 31 m² to 114 m².
Architecture and Design
Sama Heights is credited to ARCHI HUB as architect. It follows the contemporary Hurghada residential language the studio works in across the city: sand-toned rendered facades, framed openings, and balconies positioned for the prevailing sea breeze. The unit mix from 31 m² studio to 114 m² three bedroom is the design’s main constraint – the same floor plate has to produce a one bedroom and a three bedroom while keeping the facade rhythm consistent, which is a planning problem more than an aesthetic one.

Price discrepancy. Two published figures do not reconcile. The developer’s own property page, captured in February 2025, advertised prices from 775,000 EGP. A reseller page published in 2026 quotes 34,000 EGP per square metre, which would put an 80 m² two bedroom at roughly 2.72 million EGP. Both cannot be current. Treat 775,000 EGP as the older, likely pre-construction figure and expect the reseller rate to be closer to today’s market, but confirm against a live price list before committing to anything.
Delivery date conflict. The developer’s own page (February 2025) states construction started in 2025 with delivery in 2026. A reseller page published in March 2026 states construction started in 2026 with delivery in November 2027. These cannot both be true, and a full year of slippage is the most common pattern for an off-plan building in Egypt. We are not going to publish a delivery date we cannot stand behind. Confirm directly with the developer.
Note on the developer’s website. samadevelopments.com, which used to host this project’s page, now resolves to an unrelated placeholder (‘SAMA Private Industrial City – Website Under Construction’). The developer’s website appears to have lapsed. That is not disqualifying, but it is a reason to verify every figure here by phone rather than online.
Location
Al Arabia is the southern residential belt of Hurghada, on the road toward Port Ghalib and close to the airport corridor. It is a conventional residential area for permanent residents, a short drive from the Corniche and from Hurghada Marina. Note that the developer’s own navigation labels the area Al Aheya; these are adjacent parts of the same southern Hurghada residential belt.
