Orascom Launches SIBA El Gouna — A New Multi-Architect Residential Destination on the Red Sea
Orascom Development Egypt has launched SIBA El Gouna, a landmark residential development within the legendary Red Sea town that introduces a multi-architect design approach for the first time in El Gouna’s history. The project brings together four internationally acclaimed architecture studios — each contributing a distinct design voice within a unified masterplan by Burton Studio.
What Makes SIBA El Gouna Different
For over three decades, El Gouna has been defined by low-density, human-scale living woven around lagoons and waterfronts. SIBA El Gouna marks the first development in the town to commission multiple architecture firms simultaneously, allowing each to interpret El Gouna’s founding philosophy through their own design language.
The masterplan by Burton Studio uses a staggered layout built on elevated terrain, offering views of the lagoon, golf course, and Red Sea. Smart bridges connect different parts of the community while maintaining generous spacing between homes — enhancing privacy, visual openness, and a sense of uncluttered living.
Prototype 1: The Triangle Villa by Unknown Works
Designed by London-based studio Unknown Works, the Triangle Villa is a 3-bedroom, single-story home organized around a central triangular space that connects indoor and outdoor living. Rather than filling every corner, the design leaves room deliberately open — creating privacy, natural light, and a quiet sense of belonging that reflects El Gouna’s core philosophy.
Prototype 2: The Tandem Villa by Block722
Following the Triangle Villa, SIBA El Gouna introduces the Tandem Villa, a twin-villa concept by Greek studio Block722. Two independent residences sit side by side, sharing a design language through shaded terraces, terracotta elements, and a central atrium — creating quiet points of connection between neighbors without ever feeling crowded.
More Architects to Come
Spanish studio Mesura (known for Mas de Torrent Hotel) and international firm OOAA will contribute additional architectural concepts in future phases. Each phase of SIBA will introduce a new prototype while remaining aligned with El Gouna’s established low-density, human-scale design principles.
What This Means for Investors
- Orascom-backed stability: El Gouna’s developer has a 35-year track record of delivering integrated towns that appreciate reliably. SIBA represents the premium end of Orascom’s residential portfolio.
- Architectural scarcity: Multi-architect communities with limited-unit prototypes (Triangle Villa, Tandem Villa) historically command premium resale values in resort markets worldwide.
- El Gouna market dynamics: Properties in El Gouna appreciate at 10–15% annually. The launch of a new, design-led neighbourhood within the town creates early-mover advantage for off-plan buyers.
- Rental potential: El Gouna’s 30+ hotels and year-round tourism (19 million visitors to Egypt in 2025) support strong occupancy for short-term rentals, with yields of 6–9% for premium villas.
